A schedule of condition is a snapshot of the property at a set time. This provides an accurate account of the defects and condition of the property which can later be relied upon.

They are undertaken on commercial and residential properties and should be completed prior to starting a lease.

Charters-Reid Surveyors Ltd recommends a schedule of condition is carried out prior to starting a lease for commercial or residential property. Doing so will provide you with a report detailing the defects and condition of the property at the time of inspection. Our reports are supported with photographic evidence.

Party Wall

When you or a neighbour are undertaking party wall or construction works, it is prudent to carry out a schedule of condition. This will highlight the condition of the property prior to the works starting.

By undertaking an assessment of the property prior to works taking place you are able to clearly identify any subsequent defects which may occur during construction works. Where defects occur these may be due to improper use of construction equipment, vibration or poor design, to name but a few.

When bringing these defects to the attention of other parties you will be in a stronger position if you can provide a hard copy showing the property condition as reported by a Chartered Building Surveyor prior to the damages/defects occurring.
